What could your seawall cost?
Published starting ranges, not quotes. Pensacola-area figures cover replacement and foam injection; other figures retain their Florida source area.
Enter the work, length and material to calculate a starting range. For repairs, compare the methods or choose the one in your assessment. You can also enter your own quote to add known extras and a reserve.
Repair prices by type
Foam pricing is published for the Pensacola region. Cap, crack and anchor figures are comparisons from South Florida. Per-foot repairs use only the affected length; project totals are not multiplied.
| Work | Amount | What the price covers | Area and source |
|---|---|---|---|
Foam injection / soil loss | $80–$250 | per foot of wall; Polyurethane void filling behind a suitable existing wall. Apply only to the length being treated. Void size and access affect price; structural repairs are separate. | Pensacola / Florida Panhandle [1] |
Partial concrete cap repair | $60–$120 | per foot of wall; Partial repair or replacement of damaged cap sections. Florida comparison from South Florida; use the affected cap length, not automatically the whole wall. | South Florida; comparison only [3] |
Full concrete cap replacement | $100–$200 | per foot of wall; Remove and replace a failed concrete cap on a retained wall. South Florida comparison, not a Pensacola bid. This is not a height-raising price. | South Florida; comparison only [3] |
Crack injection | $2,000–$8,000 | per project; Published epoxy/polyurethane crack-injection project range for South Florida. A total example, not a per-foot rate; scope and number of cracks vary. | South Florida; comparison only [3] |
Tieback anchor installation | $10,000–$30,000 | per project; Published anchor-installation project range for South Florida. It does not specify a standard quantity; the total is not multiplied by wall length. | South Florida; comparison only [3] |
Wall construction & replacement prices
Replacement uses the local broad range. New-wall comparisons use the published Florida material ranges. These price bases cover different scopes; a lower new-wall figure does not include every replacement expense.
| Material / work | Price per foot of wall | Area, included work and source |
|---|---|---|
Full seawall replacement | $700–$1,200+ | Pensacola / Florida Panhandle · Broad regional replacement range across materials; not a material-specific price. Upper amount is open-ended. Height, access, permitting and included work vary. [1] |
New vinyl seawall | $400–$650 | Florida; publisher based in Southwest Florida · Published Florida construction benchmark, not a Pensacola quote. Confirm design, removal, access, drainage, permits and restoration separately. [2] |
New composite seawall | $500–$800 | Florida; publisher based in Southwest Florida · Published Florida construction benchmark, not a Pensacola quote. Confirm design, removal, access, drainage, permits and restoration separately. [2] |
New concrete seawall | $650–$900 | Florida; publisher based in Southwest Florida · Published Florida construction benchmark, not a Pensacola quote. Confirm design, removal, access, drainage, permits and restoration separately. [2] |
New steel seawall | $700–$1,000+ | Florida; publisher based in Southwest Florida · Published Florida construction benchmark, not a Pensacola quote. Confirm design, removal, access, drainage, permits and restoration separately. [2] |
New seawall — general benchmark | $400–$1,000+ | Florida; publisher based in Southwest Florida · General construction range, not a separate price for wood, aluminum or hybrid systems. Use only for early comparison; material suitability and complete scope need a quote. [2] |
50-, 75- and 100-foot examples
Multiply the wall length by the price per foot. These examples use wall length to show construction costs. Add any work not included in the price per foot.
| Material / work | 50 feet | 75 feet | 100 feet |
|---|---|---|---|
Full seawall replacement | $35,000–$60,000+ | $52,500–$90,000+ | $70,000–$120,000+ |
New vinyl seawall | $20,000–$32,500 | $30,000–$48,750 | $40,000–$65,000 |
New composite seawall | $25,000–$40,000 | $37,500–$60,000 | $50,000–$80,000 |
New concrete seawall | $32,500–$45,000 | $48,750–$67,500 | $65,000–$90,000 |
New steel seawall | $35,000–$50,000+ | $52,500–$75,000+ | $70,000–$100,000+ |
New seawall — general benchmark | $20,000–$50,000+ | $30,000–$75,000+ | $40,000–$100,000+ |
For example: 75 ft × $700–$1,200+/ft = $52,500–$90,000+. Check your wall length and what the price includes.
What to include in your price
Ask for a written list of what the price covers. Include the related work below when planning your total budget.
- Inspection, design, wall material, wall length and planned height.
- Removing the old wall, waste disposal, site access and temporary protection.
- Drainage, soil behind the wall, supports, wall cap, docks and utilities.
- Permit applications, fees, inspections, cleanup and final paperwork.
- Extra costs, work left out, a reserve for unexpected work and approval of price changes.
Which local fees can you verify?
| Authority and category | Published amount | How to use it |
|---|---|---|
Santa Rosa coastal review | $100 | Fee schedule adopted September 11, 2025. Building, state and federal items are separate. |
Pensacola residential alteration schedule | $40 application; $7.50 per $1,000 of labor and materials | Ask Building Inspections which fee category applies to the actual marine scope. |
Pensacola special shoreline districts | $300 zoning; $200 engineering review | Published for one- and two-family dwellings in the named Bayou Texar or Escambia Bay districts; confirm applicability. |
Escambia offers a project-specific fee estimate request. Its form warns that other agencies’ charges are excluded and the completed application determines the final amount. Obtain the fee basis from each responsible office before treating your budget as complete.

What makes one quote look cheaper?
Different inclusions often explain the gap. Put the proposals side by side and mark each item included, excluded, allowance or unresolved. A wall-only price should not be compared with a price that includes demolition, engineering, dock changes and yard restoration.
| Budget line | Useful evidence |
|---|---|
Assessment and survey | Written deliverables and price. |
Design and approvals | Professional scope and office fee basis. |
Construction | Measured quantities and specified system. |
Access and temporary work | Land or marine equipment plan. |
Connected items | Docks, utilities, drainage and neighboring returns. |
Restoration and uncertainty | Finish limits and a clearly labeled reserve. |
How does Pensacola access affect the scope?
A narrow bayou lot, open bayfront and island property can need different delivery and staging arrangements. Ask the contractor to name the intended access route and any assumptions about water depth, private permissions and temporary removal of improvements. Do not assume a nearby public ramp is available for contractor staging.
Use the local guide for your shoreline to identify questions that a generic price list misses.
How should you use a per-foot quote?
Use a rate only when the written scope explicitly prices the same wall system per linear foot. Confirm the measured length, returns and minimum charges. Keep a lump-sum cap repair or void treatment as a lump sum; dividing it by wall length can imply an installation rate the provider never quoted.
Start with the published range, then switch to your own quote when you have one. The calculator keeps source areas, included work and unpriced extras visible in the result and download.
Make different quotes comparable
Suppose Proposal A includes the wall and cap but excludes removal, dock adjustments and lawn restoration. Proposal B includes those items but uses an allowance for engineering and permits. The lower headline total does not yet establish the lower complete cost.
- Copy each proposal into the same list of work items.
- Mark every item as included, excluded, allowance or unresolved.
- Ask for prices on excluded work that your project still needs.
- Keep an allowance labeled until its scope and price are confirmed.
- Compare the completed scopes and their remaining uncertainties.
In the budget planner, leave unknown amounts unresolved instead of entering zero. Add an amount only once: if restoration is already included in the quoted total, do not add it again as a separate cost. Save one brief per proposal so revisions remain traceable.
Should you assume insurance or grant money?
Keep potential proceeds separate from confirmed funding. NFIP generally excludes seawalls, subject to a narrow possible integral-foundation exception. PPBEP’s living-shoreline assistance applications are currently closed. Check the insurance guide and program status before reducing the amount you need to fund.

What should happen before the deposit?
- Verify the contracting entity and applicable license.
- Agree the final scope, price basis and payment terms.
- Resolve access and permit responsibilities.
- Document how unforeseen work is approved and priced.
- Agree what completion and closeout mean for the project.
Discuss contractual and payment protections with an appropriate adviser. Use the contractor verification guide to organize the checks.

How to use these prices
Rates are transcribed from contractor publications checked October 29, 2026. The calculator matches work scope before material, preserves each source area and keeps open-ended upper amounts. It multiplies only per-linear-foot rates; published project totals stay fixed. These are early budget comparisons, not completed-project averages or quotes. Site conditions add questions, not invented multipliers. Your entered quotes, extras and chosen reserve are calculated separately.
