Bayou Chico Seawall Repair & Sediment Planning
Plan Bayou Chico seawall repairs around sediment conditions, working-waterfront access and property boundaries. Set a complete scope before comparing bids.
Describe your project on this page ↓Get to know your waterfront
Bayou Chico has a working-waterfront history and a sediment-remediation program that make excavation questions especially important. EPA has documented legacy contaminants in bayou sediments, and Escambia County has investigated soft-sediment distribution and habitat condition. Those regional records are a reason to investigate carefully, not a diagnosis of every waterfront property.

Ask what the repair will disturb below the waterline
A quote for wall replacement should describe what will be excavated or removed, where the material will go and who is responsible for any required testing. Keep that discussion separate from an above-water cap repair. Different methods can disturb very different amounts of the bed and retained soil.
What the Bayou Chico records actually establish
EPA’s research account identifies metals, PAHs, pesticides and PCBs among legacy sediment concerns. It also explains why mapping soft sediments and benthic habitat helps the county plan remediation. That information does not prove the concentration at your lot, and it does not mean every seawall needs the same disposal process. Ask the designer or environmental professional what parcel-specific evidence is needed. Bayou Chico sediment habitat research Bayou Chico sediment habitat research
The county’s May 2024 design presentation considers dredging, material transport, dewatering, contact-water treatment and off-site disposal. Use those headings to test whether an excavation proposal has a complete material-handling plan. Public remediation equipment and budgets are not a residential repair template. Keep the working waterway clear
- Identify vessel access and any temporary mooring space before mobilization.
- Show the work footprint beside existing docks, slips and adjoining walls.
- Record the owner responsible for each connection or shared structure.
- Include runoff and disturbed-ground controls in the construction discussion.
For a marina or commercial frontage, ask how the work will be phased around ongoing operations. For a home, ask whether a water-based approach avoids upland disruption or introduces additional permissions and expense. Neither approach is automatically preferable; the contractor should explain the site-specific tradeoff.
Confirm the local boundary
Bayou Chico’s name does not decide whether a parcel is inside Pensacola or in unincorporated Escambia County. Verify the address before filing. The county’s Water Quality and Land Management division handles the Bayou Chico BMAP and relevant environmental programs, but that is separate from the building permit for a private wall. Bring the same records to a seawall assessment and any replacement estimate. If an injection repair is suggested, ask what it fixes and what it leaves unresolved; filling a void does not itself establish the wall’s structural condition.
What could the work cost?
Ask for excavation, testing if required, transport, disposal and operational access as distinct line items. Do not accept a sediment-remediation contingency with no explanation of what triggers it.
Published starting ranges, not quotes. Pensacola-area figures cover replacement and foam injection; other figures retain their Florida source area.

| Starting point | What to resolve | Prepare and look up |
|---|---|---|
Escambia County Building Services | Confirm unincorporated-county jurisdiction and the proposed wall, dock and grading scope. | Supply the parcel address, survey, existing permits and proposed access. |
Escambia County Natural Resources | Discuss relevant environmental records, drainage and shoreline habitat. | Identify the waterbody and any excavation, sediment movement or vegetation impacts. |
USACE Pensacola Permits Section | Check the federal authorization route for in-water work. | Describe the full footprint and construction method, not only the cap replacement. |
Before you request a proposal
Use this local checklist to turn photographs and records into a clear scope.
Define the disturbed materials
Separate cap work, retained soil, submerged sediment and removed wall components. Ask who decides whether sampling is necessary.
Identify the receiving location
For any off-site material, request the proposed handling route and the documentation the contractor will provide.
Check the public-program boundary
Ask whether current county remediation plans overlap the frontage. A regional program does not automatically include private wall work.
Discuss your Bayou Chico & Warrington shoreline
Have the property location, photographs and your main concern ready for the conversation.
Clear answers for your waterfront. A practical next step for your seawall.
Bayou Chico & Warrington project questions
Does every Bayou Chico property have contaminated sediment?
The regional EPA account documents contamination concerns in Bayou Chico. It does not establish conditions at every lot. The appropriate professional should determine whether the proposed disturbance needs site-specific sampling or handling precautions.
Is dredging included in a seawall permit?
Do not assume so. A wall repair and sediment removal have different footprints and impacts. Describe both activities to the reviewing agencies and have the proposal identify the authorizations for each.
