Does your Pensacola address put you in the city?
No. Escambia Building Services handles unincorporated county property and Century; City of Pensacola parcels have their own building office. Identify the parcel number and boundary before choosing a portal or using a fee example.
What should you check before the application?
The county’s development guide starts with the parcel, zoning, future land use and floodplain designation. Its floodplain page links to maps effective August 19, 2025. A neighborhood name or mailing address is not a substitute for checking the actual parcel.

Which offices should you contact?

Describe the same complete scope to each office. Include the wall, dock, drainage, access, excavation and any fill; splitting the work into casual labels can leave part of the review unresolved.

Prepare your first county inquiry
A useful request can be brief: “This is parcel ___ at ___. The existing wall is approximately ___ long. We propose to repair or replace these components: ___. The work will or will not change the wall line, dock, drainage and construction access. Which county reviews and documents apply?”
Attach the available survey, marked photographs and older permit numbers. State what is unknown rather than drawing an assumed boundary. Escambia’s development guide starts with parcel, zoning and floodplain information, and its fee estimate is scope-dependent. Ask the office to identify the next submission and keep its response with the plan version it reviewed. That makes a later contractor proposal easier to compare with the scope you originally described.
Which local guide fits your property?
- Bayou Chico: an urban working-waterfront setting and sediment questions.
- Bayou Grande and Navy Point: public park edges and bayou frontage.
- Innerarity and Perdido Bay: bay exposure and sensitive water.
- Perdido Key and Big Lagoon: barrier-island and lagoon-side questions.
- Pensacola Beach: SRIA, lease and beach considerations.
What adds another review on Pensacola Beach?
SRIA directs owners to Developmental Services before changing a structure or lot grade. Resolve that step alongside county, state and federal questions. The shoreline facing the Sound and the Gulf beach do not necessarily follow the same environmental path.

How do you obtain a useful fee estimate?
Use the county’s fee estimate request with a defined scope. The estimate excludes other agencies and final costs depend on the completed application. Ask which inspections, revisions or additional reviews remain outside the figure.
What proves the work is closed out?
The county describes closeout as completion of required inspections and payment of reinspection fees before the applicable completion or occupancy certificate. Ask which closeout document applies to the marine permit, then retain it with approved plans and changes.
